That is if you are prepared to increase the perceived value of your home and drop the price. This will be a lot easier if you are lucky enough to be selling into a “sellers market”.

A sellers market is described as a time when there are more buyers than there are homes available.

If you’re unclear about what the market is doing you can ask your local real estate agent, although to most agents it is always a sellers market as they always require more properties to sell.

To sell you home fast, you need to make sure your asking price is within a reasonable range.

You can do this by checking the asking prices of similar homes in your area. You should also check with your agent about the price of similar homes in your area actually sold for especially within the last few weeks.

A reasonable asking price will be within a 10% range of the market appraisal. For example, if similar homes are selling for $250k and you are asking $300k, there’s little chance you will attract interest in your property.

Once you have an idea of the market value of your home, in order to sell fast you will need to drop the asking price of your home to something that is below the asking price of similar properties in your area.

The alternative is to increase the value of your home, but this usually means spending money on it. Unless you think you can make this money back on the sale of the property, it is not advisable.

Saving Money on the Sale and Selling fast

If you are just going to sell cheaply you may want to consider selling your home privately to save on commission.

Doesn't really sound like a smart way to approach it but it is an option, really you may want to weigh up whether the commission you save is worth the time and money you will spend getting professional photographs, having a sign made for the front of the property and advertising online and/or in the classifieds.

Having said this, if you drop the price of your home low enough it will probably sell with minimal advertising.

Know your Subject

If you are trying to sell your home privately without the help of an experienced agent you will need to be prepared to play the role of agent yourself.

If you want to sell anything you need to instill confidence in the potential buyer and that means you must know your subject.

When the buyers come in the first question is usually ‘how long has it been on the market’, it’s best not to hesitate over the answer, just like an experience agent, you need to have your confident answer ready to go!

It is also good to know plenty about the area and its facilities. Such as, where is the nearest school or college, can you walk to the shops from here? Where’s the train station?

If the buyer asks, which direction the front rooms or garden face, you need to know whether that is north, south, east or west, and what the benefits are.  Think about it and have your answers ready.

Other questions you should be prepared for might be:

  • When was the house built?
  • When were the renovations done?
  • It is expensive to heat in the winter?
  • How long does a tank of water last you?
  • Are there any structural problems?
  • How old is the roof?
  • What type of foundations does it have?
  • Does it have ceiling insulation and/or wall insulation?
  • (For an older home) Has the plumbing and/or wiring been updated since it was built?
  • What are the neighbours like?

 

Know Your Fittings from your Fixtures

As a potential buyer walks through your home, they may have questions about what comes along with the house.

It would be best to be able to speak confidently about what the fixtures will be. Consider listing any items you intend to remove or are prepared to sell.

This will also avoid problems when agreeing to the terms of sale’

Fixtures are items like carpet, light fittings, sinks, baths, built in wardrobes, kitchen cupboards.

It is best to be clear from the outset about fittings such as curtains, satellite dishes and mirrors (even those screwed to the wall) because these items will need to be included in the contract being drawn up by the conveyancing solicitor.
